SCOIN ecosystem · Proposed project
Tokenizing the Namibian House
A proposed fractional real-estate investment ecosystem for Namibia. Instead of one buyer needing millions to acquire and develop a property, a project is divided into many small digital project units, so ordinary people can participate in professionally managed property projects with smaller amounts of capital.
A project unit is a digital record of an investor's contractual and economic interest in one specific property vehicle, subject to that project's offering documents. It is not a speculative coin.
Three separate things
A · The platform
Where investors create accounts, complete KYC, deposit funds, browse projects, read documents, invest, hold their ownership record, monitor performance, receive distributions and vote on permitted decisions.
B · The project
Every property is its own investment vehicle with its own budget, documents and reporting. Properties are never thrown into one giant pool unless counsel deliberately designs it that way.
C · Project units
SCOIN is the ecosystem name; each project issues its own units — NH-001, NH-002, NH-003 — so an investor's rights always point at one identifiable property.
Example project — NH-001
Windhoek Student Residence
Total project cost of N$30 million, divided into 30 million NH-001 units at an initial reference price of N$1 per unit.

How it works
- 01SCOIN identifies a real-estate opportunity.
- 02The property undergoes legal, financial, technical and market due diligence.
- 03A dedicated project structure is established for that property alone.
- 04The project is presented to eligible investors on the platform.
- 05Investors review the information memorandum, financial model, risks, fees and legal documents.
- 06Investors contribute capital through the approved investment process.
- 07Capital is deployed according to the approved business plan.
- 08The property is acquired, developed or operated.
- 09Investors receive regular reporting on project performance.
- 10Where the project generates distributable income, investors receive distributions on the applicable terms.
- 11At exit, investors participate in the proceeds according to their contractual interest.

Investor governance
Where the legal structure permits, investors vote on reserved matters: major refinancing, sale of the project, significant strategy changes, certain major expenditures and reinvestment decisions.
Day-to-day decisions — contractors, plumbers, tenants, hotel operations — stay with the professional management team, never with a vote.
Investor protection framework

Where this stands today
Tokenizing the Namibian House is a business blueprint under legal and regulatory review. No units are on sale, no money is being accepted, and nothing on this page is an offer, invitation or solicitation to invest in any security, collective investment scheme or regulated product. A structure of this kind may fall under Namibia's Financial Institutions and Markets Act, the Virtual Assets Act and NAMFISA's crowdfunding guidelines, so it will only proceed with Namibian regulatory counsel and any required registration or licensing in place. Property investment carries real risk, including loss of the full amount — read our Risk Disclosure.
